The renderings of the proposed black and white building look extremely elegant. The 12-story project will house condos, townhouses and retail space. The retail space and the townhouses will be present at the street level. The renderings came from Teeple Architects and the original version had 13 stories in it. The F-shaped building had white and brown cladding with a mechanical penthouse right at the top. The current design is slightly smaller than the original and replaces black with brown. After the resubmission of the proposal, the planned building will feature 331 suites. The current no. of suites are 50 less than the previous plan. There will be 157 single bedroom suites, 145 double bedroom suites, and 29 triple bedroom suites. Furthermore, there will be 13 double story townhouses facing Gilead Place along with a lane on the western end of the building. 4 townhouses will face the Sackville St as well as the garage entrance and residential lobby. Along the Sackville St, the plan features a stepped design from the 5th to the 12th floor. There will be private terraces on each of the levels and they will transition the building down to a low-rise towards the northern end. The ground level retail space is sub-divisible and it will face the Eastern Ave with an area of 1423 square meters.
The 28 Eastern Condos will feature an indoor amenity space of 621 square meters and an outdoor amenity space of 622 square meters. In addition to that, the residents will also have access to a central outdoor courtyard on the second level. There are a couple of levels designated for the parking space with 115 slots available for the residents and the visitors. This space is 27 slots short than the original design. 91 of these slots will be for the residents and 20 will be for the visitors. The remaining 4 will be for retail parking. For bicycle parking, there are 338 slots available which are only six short of the original design. 301 of these slots are for residents while the remaining will be for the retail and the visitors. The landscape designer for this project is Alexander Budrevics & Associates and among all other things, they have also introduced new tree lines at the street level. The playful geometrical design of the building will contribute significantly to adding some texture to the streetscape. The framing elements of the building will feature terra-cotta coloring in different heights and they will encase the lower section of the building. The top section of the building will feature a contrast of sleek but dark façade tops. More privacy and greenery will be added to the frontage towards Sackville St and it will also add to the beauty of the project. The location of this project is one of the best amenities that this project has to offer. In the past decade, this neighborhood has gone through plenty of revitalization and there is even more on the way. This locality spans from the Eastern Ave and King St East all the way down to the Gardiner Expy. On its eastern end, there is Don River and on the western end there is the Parliament St. This region also includes the 18-acre Park along with the Corktown Commons.
